Atrium Ljungberg signs ten-year loan agreement with Nordic Investment Bank
Söderhallarna opened in 1992, and the building is known for its architecture as well as its cultural and historical value. The ground floor will continue to consist of a food market with grocery stores and restaurants, while the upper floors will house office and co-working spaces. The letting area amounts to approximately 26,000 m2. Ramboll will be one of the first tenants, utilising 5,000 m2 for its new Swedish head office and approximately 600 employees in Stockholm.
The project started in the spring of 2024 and is expected to be completed at the beginning of 2027. The renovation will improve Söderhallarna’s energy performance by around 50 per cent and reduce the carbon dioxide intensity at the same time as the material will be reused to preserve the cultural feature and minimise climate impact.
Atrium Ljungberg distinguishes itself as a long-term and financially stable property owner. Its loan portfolio, which amounts to just over SEK 25 billion, is diversified with more than half coming from capital market financing and the rest from bank and direct financing.
“The new unsecured bank loan of SEK 860 million from NIB is unique for Atrium Ljungberg in two respects: it represents the loan with the longest tenor that Atrium Ljungberg has ever entered into with NIB and it is also the first loan specifically intended to finance a renovation project, says Heiko Bechtel, Head of Treasury at Atrium Ljungberg.
